The Coronado condominiums at 22nd and Chestnut Streets are best described as Pre-War style. An elegant eight-story Philadelphia condo building, The Coronado houses thirty-six units and sits in the Fitler Square area of Center City Philadelphia, not far from the University of Pennsylvania, and 30th Street Station. One, two, and three bedroom condos are set with a maximum of four units per floor. Designed by Milligan and Webber in 1910, many of the Coronado condos offer herringbone oak styled floors, ceiling moldings, and formal dining rooms. Modern kitchens and bathrooms have been updated in almost all of these Fitler Square condos in the past five years. All units are flats, and 2201 offers a fair value for many Philadelphia real estate buyers. Prized for its proximity to Rittenhouse Square, The Coronado is a popular choice for many who appreciate the Pre-War style of living. Most of the larger units at 2201 Chestnut have formal dining rooms and large entry foyers. All owners own their own windows and many have been replaced, though you might find one or two with the older, original windows. South facing condos here get a ton of sunlight! Personally, I think the Coronado condominiums at 2201 Chestnut St. in the 19103 zip code is probably one of the better run buildings in town in terms of preventive and ongoing maintenance.

Located on the north west corner of 22nd and Chestnut Streets sits the "pre-war" styled condos of the Coronado building. Just west of the Rittenhouse Square area and with a total of 37 condos in the building, this almost boutique condo building has some very interesting units. Most either have a northern or southern exposure and there is a maximum of 4 units per floors. I think what most of my buyers appreciate is the sense of space that each condo provides. From formal dining rooms to original flooring- The Coronado Condos really give you a feel like each condo is a little ranch house in the sky....they are really home-like in their detailing and layout. Lathe and plaster walls, crown moldings, and five panel solid doors all complete the interior look of each condo. Many units here do NOT have living room / dining room combinations. Most kitchens are galley in style- the saving grace being that most have a door out to a balcony or fire escape which my buyers find refreshing. I think The Coronado is without a doubt one of the BEST values to be found in 19103 for high rise condo living. You are not going to find this kind of space at the prices the building commands. And kudos to the condo association for the ongoing façade work. Most associations ignore this need...but the owners at 2201 Chestnut are putting money into the building to maintain their investments and I think that is a damned good thing! I have sold a few units in the building and my buyers love 2201! If a pre-war condo is your thing and you are looking in 19103- We should see these condominiums!
