Center City Gated communities!
They are worth a look! There are really only two Philadelphia condominium buildings that I believe qualify as being gated: WaterFront Square and Naval Square...
There are many different loft styles throughout the Center City Philadelphia Condominium market! Styles may vary depending on price, neighborhood, floor height, etc. You can find lofts throughout Old City and Bella Vista, and most true lofts are located in the Loft District around the area of 12th and Callowhill Streets.
Condition, Condition, Condition
In many urban condominium markets like Philadelphia, the adage of "Location, Location, Location" may not be as important as "Condition, Condition, Condition". And many segments of any Philadelphia condo market will often attract buyers that have no special home renovation skills, no tools, and no time to perform routine upgrades.
Independence Place Condos on Washington Square
Two buildings (233 S. 6th and 241 S. 6th) - Most buyers comment on the great light, generous balconies, and love the location on Washington Square. Resales are good in terms of ability to sell- if priced right.
108 Arch St. Condos in Old City
Located in Old City, 108 Arch is a modern, newer construction building with some very strong urban styled finishes. All buyers are wowed by the decor, style and quality finishes. Units include parking (except one, and we just sold that unit), and building is pet-friendly.
The Rittenhouse Plaza at 1901 Walnut St.
The only real pre-war high end co-op building in town. Sits on the north side of Rittenhouse Square and was built in the late 1920's and retains many nods to the Art-Deco style inside and out.
High-Rise Vs. Low-Rise Condominiums

BridgeView Place Condos
A truly lovely warehouse loft building in Old City Philadelphia. With studios, and one and two bedroom units, over-sized windows, exposed brick, and a loft like feel, Bridgeview Place at 3rd and New Streets is a very desireable Philly Condominium.
Academy House Condos
Like the Hopkinson House, I refer to 1420 Locust St. as the Toyota Of Center City condos. Easy to resell and good value retention with a fairly steady demand over the years. The association has recently replaced interior unit windows, and in 2013 they are pretty much done with the interior hallways- which look great. I think a lot of my buyers find the location to be key!
Hopkinson House Condos
Tops the list in town of Philadelphia condo buildings in terms of resale ability. The building sits right on the south side of Washington Square. All units have either a northern (park view) or southern (sunny) exposure! Roof top swimming pool and rental garage parking occupy the roof and the basement .
