These loft condos on the corner of 12th and Vine Street are similar to the Beaux Arts condos in the fact that they offer great space for the money! Most of these condos offer some of the biggest windows you will find in a Philadelphia loft condo- with great light and ceiling height, The Old Shoe Factory is a real piece of Philadelphia real estate that is living space carved out of an old warehouse building. The condominiums are almost all flats, with the exception of the bi-level penthouse units, and the idea here is room size over room count- big big rooms!


The Old Shoe Factory Condos at 314 N. 12th St. - My Experience And Two Cents
The Old Shoe Factory Condos really was one of the first condominium buildings in what is now known as the Loft District. With a total of 67 condos at 314-22 N. 12th St. the building is fairly "bare bones" in terms of the minimalistic look to the lobby and hallways. Very loft-like in nature- all units have really high ceilings and huge factory styled windows. Original floors and most units have a smattering of exposed brick. I think the values in the building are related to floor height and the condos that face south have stunning skyline views and seem to command the most money in terms of resale dollars. Though some of the larger units may claim to be "two bedrooms"..my experience has been that the bedrooms are not defined by walls- they are simply areas of the condo cordoned off and designed as bedrooms- which is not uncommon in the loft styled condos around town. The emphasis is on room size and NOT room count. All condos at the Old Shoe Factory have in-unit washer/dryers and each condo has it's own HVAC system.
I have sold 3 units in the building over the years and I think the Old Shoe is bound to see some acceleration in their resale values as the area is not nearly as remote or isolated as it initially seemed to be when first occupied in 2002. The addition of The Post Brothers work on the building next door certainly has added some viability to that notion!
