and are rarely offered for sale.
1903 Spruce St. Condos- My Experience and Two Cents
One of the first Brownstone-styled condo conversions in the 19103 area. Originally built in the early 1800's as a single family house, then converted to apartments in the 1960's (which was very common during that period) then converted to condos in 1982. Composition of the condos range from one to two bedroom units and I think the driving force of value here is interior condition (those condos being recently updated in the building fetching the highest resale dollars.) Tough to beat this location as it is steps from Rittenhouse Sq. in the 19103 zip code. All units have their own HVAC systems and hot water tanks. Reasonable condo fees (think- no doorman, no elevator, pool, etc) and I have noticed that the common areas are always nicely kept. Not much turnover in this condo building...
