The Phoenix Condos at 1600 Arch St. - My Two Cents
Having sold over a dozen units in the building, I can say for certain that I am a fan of the Phoenix condos. And here is the inside skinny as I know it-
The Phoenix was an existing office building when it was converted to apartments just over ten years ago...say around 2002. Then around 2006, the usage was altered to be condominiums- which were then sold off. The building is now sold out and performed fairly well at its introduction. The building has a great mix of one, two and three bedroom condos- though the 3 bed units are rare, as are a handful of studio units in the building. What the Phoenix has a lot of is the one bed plus den styled units...around 1100 sq ft (the den is a bedroom, but doesn't have any direct sunlight or windows..but the size of the den is similar to the bedroom).I think it is safe to say that values in the building are fairly contingent upon which direction you face. There is no western exposure as that side of 1600 Arch St. abuts the neighboring building. And on the south side sits the train station...so those views are limited. The prized views are east and north...and resale prices are reflective of such. The building has valet parking- condo owners could either purchase a rental license, or are given the option to rent a parking spot if they choose. The tax abatement for the building expired in 2013. The condos at the Phoenix provide direct access to the train station (you don't have to walk outside to catch a train to say NYC). The front desk staff is very friendly and have never given me any crap....and I can see that the residents of the building like them as well. There is a Starbucks and a restaurant down the first floor corridor which is nice as well for owner and residents.
The building kinda' sits close to Jefferson Medical, U of Penn as well as Hannemann which draws from those three crowds...almost like a "built-in resale market" which doesn't hurt. The Phoenix at 1600 Arch has the best and largest common roof deck of any condo building in Philadelphia and has lounge areas as a BBQ station which is nice. There is also a fairly good sized gym and conference rooms on the 4th floor (4th? 6th?). The common areas are done nicely and retain a fair amount of their pre-war grandeur, but the interior units don't reflect such. The top floor condos at the Phoenix are unique in the fact that they preserved some of the original detail of the building and incorporated such detail into the condo units. The condominiums are pet and cat friendly and I am unaware of any rental restrictions for owners.
And my clients should feel free to email me if they would live to chat with someone who lives in the building in order to get their two cents on the Phoenix condos at 1600 Arch St.

During the late 1980s, Mark fell in love with the Philadelphia real estate market. The first condo he
bought for himself was in Old City. Working with bank foreclosures on multi-unit buildings, Mark began
to carve his niche as a condominium specialist. Since that time, Mark has progressed into helping
developers turn apartment buildings into condominium buildings.
Having been inside countless condos in the Center City real estate area, Mark is intimately familiar with the available properties. Mark prides himself and impresses others of his vast knowledge of what's trendy and knows which finishes buyers look for when selecting a home.... so much so that he's been seen on HGTV's What You Get For The Money, CN-8's Money Matters and was the 2005 winner of Philadelphia Magazine's Kitchen of the Year contest.
