My View/Expertise/Experience at 2401 Pennsylvania Ave

I became familiar with 2401 back in the late 1980's when by best friend Bob lived in a studio in the "A" wing. Since then we have sold at least two dozen units in the building.

2401 is divided between three sections or Wings - A, B and C - and many of the units have been divided up and/or combined over the sometimes it may be difficult to assess "comps" as not all, say, "21" units in the B wing are the same. I think 2401 is probably one of the best managed buildings in town and though many buyers may initially think the condo fees are high, you really will need to explore the building to find the overwhelming amount of services and amenities that you get for your money.

I think the Philadelphian condo staff is overall is very helpful and friendly. I have spoken to the president of the Philadelphian condo association on many occasions and found her to be receptive and helpful. There is rental parking in the basement at 2401 Pennsylvania Ave, but it is rented on a first come/first serve basis-so there is often a waiting list. The shuttle that takes a loop around the shopping district is very helpful and the building offers a laundry list of activities for owners. Lots to do in the building with other owners if that may be of interest to you. I have often joked that the building could blast off into space and be self-supportive as it houses a pharmacy, a restaurant/bar, a grocery store, a bank, a doctor, etc etc. Oh, and two pools- one indoor and one outdoor.

Most units have oversized balconies and I think a hint of values in the building are based upon the direction the unit faces - the city/museum views being the most coveted. Interior condition is also going to weigh heavily on value as there are a number of units to be found in original condition. Dollar per square foot numbers are good and most units really have good closet space and wide hallways. Bathrooms tend to be small, but bedrooms tend to be huge. Values have really skyrocketed for some of the larger units beginning in the charts. Around 2007, the building replaced ALL windows and sliding glass doors... This reflects the buildings commitment to continual and ongoing maintenance and service. The pool liner was replaced in 2018 and landscaping is well-kept in the front of the building along Pennsylvania Ave.

The pet policy is RESTRICTIVE- No dogs, and no cats. I personally think they should revisit that policy- but that is just my two cents. The Heat and Central Air are supplied by the building and I believe is done so via a TWO PIPE system which means The Philadelphian dictates when the condo building as a whole switches from delivering heat to delivering central air. The dual temperature risers that serve the heat and AC will be replaced a little at a time throughout 2019 and 2020. In 2019, new thermostats that regulate the building fan coils will be installed to replace the older, outdated thermostats.

I know MANY people who live in the building so my clients who are considering a purchase at 2401 Pennsylvania Ave. Aka- The Philadelphian should not hesitate to contact me so that I can make sure you speak directly with someone who lives in the building and can perhaps add their input to your condo decision making process.
