1) The adjacent pool which sits just to the east is NOT a part of the condo association.
2) 233 S. 6th St. and 241 S. 6th St. are Independence Pl # 1 and Independence Pl # 2 and are different condo associations
3) These two buildings share a common front lobby and front desk
4) There is short term/unloading spaces in front of these two condo buildings
5) Many of the penthouse units in the building are bi-level, two story units

What Most don't Know About Independence Place Condos:
-Each building has its own condo association
-The pool behind the buildings are not a part of the condo association

MY TWO CENTS - Independence Place Condominiums 233 S. 6th St & 241 S. 6th St.
The condos located at 233 and 241 S. 6th (Independence Place condos) are two different buildings with two different condo associations which happen to share a common entrance, driveway and parking garage (and front door staff). Known also as Independence I and II. Back some 25 years ago, one was viewed within the Real Estate community as the "good tower" and the "not so good tower". I believe those distinctions have vanished over time and by looking at comparable sales, there is no building which has an edge in terms of resale ability, value retention, or demand...they are two peas in the same pod in my opinion.
Located right on Washington Square Park. the two towers offer a variety of condo sizes and are deemed to have an edge in terms of location preference to many newer buildings in town. Most of the condos have balconies and in-unit washer/dryers. Closet space is viewed as being superior within the buildings and the exterior look/curb appeal in NOT something that buyers will comment on in a negative manner....they look good in the eyes of many. What many buyers fail to understand is that the swimming pool which appears to be located on the premises is NOT a part of the Independence Place condominium association- rather a part of the health club which has nothing to do with the condos.
Rental parking is the basement is run by a fellow by the name of Joe- who is very friendly and helpful. I park here as my office building is adjacent to the condos here on Washington Square. The buildings house one bedroom and the rare "one bedroom plus niche" which is just over 1000 square feet and many have converted to a den/spare bedroom...and there are a variety of other units from smaller one bed condos to huge bi-level penthouse condos.The hallways in the two building have recently been upgraded and are visually attractive as well as kept very clean. There are a number of Realtors who live in the building- which I think speaks volumes as to the appeal of the condos. Value retention, demand and management seem to be above average when compared to many other similar vintage buildings in town. I believe the buildings were built in the early 1980's and are appreciated for their floor to ceiling windows and great views among other things. I have sold probably a half dozen units in the building over the years and my buyers all have seemed to be happy with their decision to live at Independence Place condos.
