Known as Center City One, this Philadelphia condo building has a great reputation for being a solid Center City real estate building. A mix of studio, one, and two-bedroom units, Center City One, is graced 95 on-site parking spaces (some owned, some rental, all assigned) and has wonderful city or south-facing, sun-drenched views from many of the balconies. These Washington Square West condos are located in the 19107 zip code and feature a 24-hour front desk attendant and on-site management. All units at Center City One are flats- no loft condo units at 1326 Spruce exist. There are caged storage areas in the basement, and these condos each have individual HVAC units. All new buyers pay a three-month capital contribution. Near the center of Philadelphia, these condos at Broad and Spruce Streets have great views- either offering nice city views or wonderfully bright southern views. We find many Philly real estate buyers delighted with what they can buy for their money here at Center City One! Condo fees include water/sewer, gas, basic cable, building insurance, bi-annual window cleaning, 24-hour front desk attendant, on-site management, and on-site maintenance. Recent upgrades to the building include roof replacement during the Spring/Summer of 2018, garage renovations, boiler replacement, and common HVAC replacement.

I like 1326 Spruce and recently joined a meeting with the condo board as they showed me what they have done to update the building- and I was impressed. I think Center City One condos hold some of the best values in town, and the two bed/two bath 1209 sq ft units have the BEST floor plan in town for city living. There are a total of six different floor plans offered throughout the building. The owners association updated all hallways, lobby, and elevators in 2013...and did a great job.


The condos in the building range from studio to two-bedroom units, and all condos in the building are flats. All condos at 1326 Spruce have their own HVAC systems and balconies. When units become available for sale, prices can fluctuate and are generally contingent upon views and interior condition. You may find some original condition condos at great prices, but expect to pay for some of the stunningly upgraded condos in the building- though I think either is a strong value. And know that some units do include parking, and the spaces are deeded and rarely, if ever, available for sale. Get in line. Gas cooking is available in these condos as well as vented dryers and vented range hoods. I have rated 1326 Spruce high on my "buy" list year after year and think values here will rise wonderfully in the near future- the location and strength of the condo association dictate such.

Here is an update from an owner in the building:
"The interior corridors were completely redecorated in 2013. In 2016, the exterior of the building was tuck-pointed and power washed. The balconies were painted and the wood rails stained. Also, many of the owners bought into a group investment in new, upgraded windows and balcony doors. In the effort to run more "Green," exterior lighting in the garage and under the portico was replaced with LED fixtures."
