Here is how I know this building- My office was inside the Ayer for many years before the building was converted to condos. The property sits on the western side of Washington Square. Wayne Zukin sold the building to (I believe) Brown Hill Development, who converted The Ayer into condominiums. A total of 51 condos and most apartments have indoor parking. There is a 24-hour doorman, as well as concierge and a chauffeured Towncar for residents.


The largest condo at the Ayer is over 5000 Sq. Ft. and most units are two or three-bedroom condos. The fit and finish are distinctly modern and minimalist. The scale of the windows is gracious, with most units flooded with sunlight, and there are a lot of “corner” units with extra windows. I do think values are more heavily related to the direction in which you face as opposed to floor height (penthouses excluded). I think the SE units are the most costly and in demand…ask me why I think so. I show the units regularly, as anyone who is going to consider Ten Rittenhouse, or say the Ritz, is probably also going to want to see this “A” building on Washington Square. Close to Jefferson Medical as well as giving easy access to I-676 and I-95, The Ayer is almost small enough to be considered a boutique condo building here in Center City, yet has enough amenities to run with the big boys. Oh, the gym in the Ayer is pretty much a converted maid’s closet. Best to perhaps exercise at the Philadelphia Sports Club across the park.
